We strongly believe in transparency with all our legal prices and pride ourselves on having a simple and competitive fee structure.
The table below shows our current fee estimates for buying and selling properties in the U.K. We are required to charge VAT. VAT is a government tax that we are required to charge, and will usually be added at 20% to our fees and disbursements, except where we indicate the disbursements are outside the scope of VAT. The fees listed are our average fee ranges for a purchase transaction. The fee (including additional fees and disbursements) may vary depending on the source of the instruction, your solicitor’s experience and location, the property price and what work we are required to do.

Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller’s solicitors.
- Search Pack: £549 (+20% VAT of £109.80)
- Land Registry Fee: £40 – £910
Anticipated Disbursements*
- Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £150- £250.
- Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £150 and £250.
- Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £150 and £300.
- Certificate of Compliance fee – To be confirmed upon receipt of the lease, as can range between £50 – £300.
*These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.
You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

How long will my house purchase take?
How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-12 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take up to a year to complete, however, you may be required to exchange within 4 weeks. If you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 4 months. In such, a situation additional charges would apply.
* Our fee assumes that:
- this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
- this is the assignment of an existing lease and is not the grant of a new lease
- the transaction is concluded in a timely manner and no unforeseen complication arise
- all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
- no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Stages of the process
The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:
- Take your instructions and give you initial advice
- Check finances are in place to fund purchase and contact lender’s solicitors if needed
- Receive and advise on contract documents
- Carry out searches
- Obtain further planning documentation if required
- Make any necessary enquiries of seller’s solicitor
- Give you advice on all documents and information received
- Go through conditions of mortgage offer with you
- Send final contract to you for signature
- Agree completion date (date from which you own the property)
- Exchange contracts and notify you that this has happened
- Arrange for all monies needed to be received from lender and you
- Complete purchase
- Deal with payment of Stamp Duty/Land Tax
- Deal with application for registration at Land Registry
Stamp Duty Land Tax
This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
Referral fee (if any)
Amount of average referral fee paid £150. Please note this is our average referral fee. This fee will vary depending on the source of the instruction.

How much does this service cost?
It is very difficult to estimate a likely fee before we know anything about the nature and complexity of a particular estate. Based on your individual circumstances we’ll advise you on the best option for you.

Administration of estate
Our fees for the administration of an estate range between 1% to 4% of the gross value of the estate depending on the complexity of your case and your location. You would be informed of any increase to our estimated fees prior to us carrying out any further work.
1- 4% of Gross Estate (minimum fee £2500)
plus hourly rate of £160 – £325 (+20% VAT of £32 – £65)
It is difficult to give an accurate estimate of costs as this does depend on the complexity of the estate which in turn varies depending on the size of the estate, the type of assets held, the number and type of beneficiary etc. The costs can range anywhere between £2,500 – £15,000 (+20% VAT of £500 – £3,000) for a complex case. It can take 3 – 6 months to receive a grant of probate for a standard matter and then a further 6 – 12 months to conclude matters. More complex cases can take between 18 – 24 months to conclude. We will give a full estimate of costs and likely timescales at the start of the matter.
Disbursements:
- Probate court fee: £273 (plus £15 for 10 copies);
- Bankruptcy-only Land Charges Department Searches: £2 per beneficiary;
- Post in a Local Newspaper: Approximately £120 – £250, which also helps to protect against unexpected claims.
- Post in The London Gazette: £80.00, which protects against unexpected claims from unknown creditors;
As part of our legal fees we will:
- Provide you with a dedicated and experienced probate solicitor to work on your matter
- Identify the legally appointed executors or administrators and beneficiaries
- Accurately identify the type of Probate application you will require
- Obtain the relevant documents required to make the application
- Complete the Probate Application and the relevant HMRC forms
- Draft a legal oath for you to swear
- Make the application to the Probate Court on your behalf
- Obtain the Probate and securely send two copies to you
- Collect and distribute all assets in the estate

Costs
Our estimated fees below are provided on the basis of one applicant without any applications for dependent family members. Multiple applicants may be charged at different rates. We tailor our fees to our client’s circumstances and take into account matters such as compliance with the relevant immigration rules, prior adverse immigration history, provision of documents and instructions in a timely manner, the urgency of the matter, and discretionary aspects.
Appeal and Administrative review costs are not included in the fees.
We usually charge on a fixed fee basis. Our fees range from £1,000 to £2,000 plus VAT (20% £200-£400)fixed fee not including disbursements i.e counsel fees

Innovator/Start up visas
Our fees will typically range from £2,500 – £5,000 plus VAT (20% £500-£1000) depending on whether the application is an initial grant or an extension application. Applicants will also need to pay for costs such as the Home Office application fees, biometric appointment fees, Immigration Health Surcharge fees, and any required translation or courier costs.
Global Talent visa
Our fees will typically range from £2,500 – £5,000 plus VAT (20% £500-£1000) depending on whether the application is an initial grant or an extension application. Applicants will also need to pay for costs such as the Home Office application fees, biometric appointment fees, Immigration Health Surcharge fees, and any required translation or courier costs.
Turkish Businessperson visa
Our fees will typically range from £2,000 – £4,000 plus VAT (20% £400-£800) depending on whether the application is an initial grant or an extension application. Applicants will also need to pay for costs such as the biometric appointment fees and any required translation or courier costs.
Skilled Worker Visa
We usually charge between £2,000 – £2,500 plus VAT (20% £400-£500) depending on whether the application is an initial grant or an extension application and the reasons for the extension. Applicants will also need to pay for costs such as the Home Office application fees, biometric appointment fees, Immigration Health Surcharge fees, and any required translation or courier costs.

Intra company routes
We usually charge between £1,750– £2,500 plus VAT (20% £350-£500)depending on whether the application is an initial grant or an extension application and the reasons for the extension. Applicants will also need to pay for costs such as the Home Office application fees, biometric appointment fees, Immigration Health Surcharge fees, and any required translation or courier costs.

Appendix Student/Child Student
We usually charge between £1,750 – £2,500 plus VAT (20% £350-£500) depending on whether the application is an initial grant or an extension application and the reasons for the extension. Dependant Adult Relative

Standard Visitor

Domestic Worker Visitor
Our fees will typically range from £1,000 – £1,500 plus VAT (20% £200-£300) depending on the Applicant’s and their employer’s circumstances. Applicants will also need to pay for costs such as the Home Office application fees, biometric appointment fees and any required translation or courier costs.
Indefinite Leave to Remain following five years in the UK

Debt Recovery Fees
The Debt Recovery team at Hutchins & Co has been synonymous with recovering money owed to clients from businesses and organisations in London.
The team at Hutchins & Co works tirelessly to ensure our clients receive a fast and efficient debt recovery service. We recognise the need for providing our clients with certainty on the fees which we will ask you to pay, known as fixed fees. We offer fixed fees for debt recovery claims resulting from unpaid invoices, so long as the debt is not the subject of a dispute. If the debtor disputes your claim, at any point, we will discuss all future work, and provide you with advice about future costs, which might still be available on a fixed fee arrangement, or at the hourly rate of the lawyer handling your claim.

Anyone wishing to proceed with a claim should note that:
- The VAT element of our fee cannot be reclaimed from your debtor.
- Claims for sums of less than £10,000 are highly likely to be allocated to the small claims track where only nominal fixed costs are recoverable from the other party;
- Interest and compensation may take the debt into a higher banding, with a higher cost.
- The costs quoted above are not for matters where enforcement action, such as the bailiff, is needed to collect your debt.
- The standard, undefended debt recovery process does not include, Tailored Particulars of Claim, defended actions & complex letters before claim.
Our fees include:
- Taking your instructions and reviewing documentation
- Undertaking appropriate searches
- Sending a letter before action
- Receiving payment and sending onto you, or if the debt is not paid, drafting and issuing claim
- Where no Acknowledgment of Service or Defence is received, applying to the court to enter Judgement in default
- When Judgement in default is received, write to the other side to request payment
- If payment is not received within 21 days, providing you with advice on next steps and likely costs
Matters usually take 2-12 weeks from receipt of instructions from you to receipt of payment from the other side, depending on whether or not it is necessary to issue a claim. This is on the basis that the other side pays promptly on receipt of Judgement in default. If enforcement action is needed, the matter will take longer to resolve.

These costs apply where the other party disputes your claim and further work is required. Our hourly rates vary depending on the location and experience of your solicitor.

On average, this type of work takes between 4-50 hours to complete. This means that on average costs are between £700 – £12,500 (+20% VAT of £140 – £2,500).

The exact number of hours it will take depends on the circumstances in your case, such as:
- The amount of supporting evidence that we need to consider;
- Whether the debt is paid upon receipt of initial correspondence from us;
- The response received (whether the debt is defended or not);
- The level of disclosure that is to be provided;
- The amount of expert evidence (if any) which is required;
- The amount of days that any final hearing is listed for;
- The conduct of the other party.
If you are able to provide sufficient evidence at our first meeting, the cost is likely to be at the lower end of this range. If the claim is defended or a counterclaim is submitted then the fees may be in excess of these figures.
What services are included?
The work will involve:
- Discussing your circumstances in detail and confirming whether this is the most appropriate action for you to make and what other options may be available to you;
- Giving you advice about the requirements of the Civil Procedure Rules and whether you meet the criteria;
- Considering the supporting evidence you have provided, which we anticipate will take 1-5 hours;*
- Where necessary, helping you to obtain further evidence, such as expert reports or obtaining witness evidence;
- Preparing your claim and submitting it on your behalf, which we anticipate we anticipate will take 3-5 hours;
- Attendance at court, we will give you clear advice (and discuss the possibility of us attending with you) at the appropriate time or arranging representation for you by a barrister. This could be between 5-30 hours of work;
- Giving you advice about the outcome of the claim and any further steps you need to take; and
- Advising of any enforcement options available following a successful outcome.
*the amount of hours depends on the number of documents, whether anything is missing and how long it will take to obtain the missing documents.
The costs quoted above do not include:
- Enforcement costs;
- Any additional application that may be required;
- The costs of other parties which you are ordered to pay;
- Where the court dismisses your claim, any advice and assistance relating to an appeal.
How long will my claim take?
We cannot guarantee how long the court will take to process any claim that you make.
We will normally be able to submit this type of application within 8-16 weeks of you instructing us, but we will let you know at the earliest opportunity if it is likely to take longer than this. There are Pre-Action Protocols which have to be followed before proceedings can be issued to ensure that there are no penalties in respect of the recovery of costs and these can take time. Also if mediation is requested by the responding party then this should be entered into as there are penalties of up to 30% reductions to legal costs for unreasonable refusal to mediate.
Please note the anticipated number of hours and fees are an estimate based on the facts above. All applications are likely to vary and of course, we can give you a more accurate estimate once we have more information about your specific case.
Disbursements:
